02 — The situation
Bathrooms in Kyoto work against themselves.
Hard water and sealant
Water hardness varies across Kyoto's wards. In harder-water areas, limescale builds on glass shower panels and chrome fittings within days of cleaning — not because the cleaning was poor, but because a general detergent doesn't dissolve the mineral deposit. It dulls it temporarily, which looks the same to the eye but isn't.
Ventilation and mould
Many Kyoto apartments were built with ventilation that worked well for the original window arrangement, but hasn't adapted to modern living patterns. Bathrooms used in the morning and evening with the door closed trap humidity for hours. Mould returns in sealant lines not because it wasn't cleaned — it was — but because the conditions for it are still there.
These two things compound each other. A bathroom that looks fine on a Tuesday can look neglected by the following weekend, through no fault of anyone in the household. The issue is the method and the product, not the effort. That's the gap this session is designed to close.
03 — How we approach it
The right product for each surface, chosen before we arrive.
We don't bring a single bathroom cleaner and apply it across everything. Before a session, we consider the materials involved — the type of glass, whether fittings are chrome or coated, whether the grout is epoxy or cement-based. Each calls for something different. Citric acid for limescale on glass. A targeted mould treatment for sealant lines, not bleach splashed at them. A dry cloth for mirror frames that have lacquer beneath the surface coating.

04 — What the session involves
Two to three hours, and then it's done.
A brief look around first
We spend the first few minutes noting what's there — the fittings, the materials, what's accumulated and where. Nothing gets touched until we know what we're working with.
Working through the room
We move from surfaces that need longest dwell time to those that need least — products work while we're doing other things. You don't need to be present, and we don't need anything from you during the session.
A note before we leave
We leave a short written summary: what was done, whether any sealant showed signs of requiring replacement, and a sentence or two on ventilation. There's no obligation to act on it.

A note on value
The ¥14,500 covers the session and all products used. Nothing additional is required from you, and there's no follow-up charge for the written note or the preventative finish — those are part of the work.
Some households find that this session, repeated every six to eight weeks, keeps the bathroom in consistently good condition without any additional maintenance between visits. Others arrange it once or twice a year alongside other cleaning. Either approach works.

06 — What to expect
Realistic about results. Clear about timelines.
After the session
Limescale that has built up over months won't dissolve in one application — some areas may need a second treatment, which we'll note. For sealant lines that have significant mould penetration, we'll say so directly. What can be done in the session will be. What requires more time or a different approach will be explained.
How long results hold
The preventative finish on sealant lines slows mould regrowth noticeably. In average Kyoto humidity conditions, most households see the difference across several weeks. Hard water areas may see limescale return faster on glass — ventilation habits and the use of a squeegee after showering extend the interval significantly.
Progress and tracking
The written note left after each session creates a simple record over time. If you arrange more than one visit across the year, the notes accumulate — it becomes clear whether a particular problem is improving, holding, or recurring despite treatment. That information is useful if you ever need to speak with a landlord or building manager about ventilation.
